25 Free Places on Martha's Vineyard Where Your Dog Can Be Off the Lead
The island's reputation for restricting dogs is only half true. Twenty-five conserved properties allow a well-controlled dog off the lead, free, every month of the year.

Martha's Vineyard has a reputation for being expensive, and for a dog owner it has a reputation for being restrictive. The first is fair. The second is only half true, and the half that is false is worth several hundred acres.
Twenty-five Land Bank properties permit dogs under immediate control, year round. No admission, no permit, no seasonal closure, no leash requirement. That is more genuinely free off-lead access than most mainland counties manage, and almost nobody writes about it because it is buried in a filter on a map.

The 25, all free, all year, all immediate control
These carry the Land Bank's most permissive dog policy, published on its own Map and Guide. Checked property by property in August 2026.

The standout is Chappy Point Beach. A beach, on Chappaquiddick, where a well-controlled dog can be off the lead in July as easily as in January. Nothing else on the island offers that. See Chappaquiddick with a dog.
Waskosim's Rock Reservation is the biggest walk. Interior woodland and stone walls, well away from any nesting coastline, which is exactly why it carries no seasonal restriction.
What "immediate control" requires of you
It is not the same as off leash and it is not the same as leashed. It means effective control without a lead: reliable first-time recall, no uninvited approaches to people or other dogs, and no going into vegetation or water when told not to.
If your dog cannot do all three, these are leash properties for you. The permission is conditional on the behaviour, and the condition is the whole point.

What the Land Bank does not give you
Stated plainly by the Land Bank itself, because it changes what you carry.
No amenities at all. Its properties are conservation lands and do not supply amenities. Visitors are advised to bring their own supplies including water, tick repellent, and sunscreen, and to follow a carry in, carry out protocol.
No bins. Carry out means carry out, waste bags included.
No water for the dog. Bring more than you think, especially in summer when you cannot rely on a pond.
Ticks are the reason repellent is on their list, not sunburn. This is coastal New England scrub and grassland. Check ears, armpits, groin, and between the toes after every walk.
Why 25 properties escape the closures
There is a pattern to which properties carry no seasonal restriction, and once you see it you can predict the answer at a gate you have never visited.
Almost all of them are inland. Waskosim's Rock, Christiantown Woods, Middle Ridge, Old County Arboretum, Sweetened Water, Wompesket, Quammox. Woodland, stone walls, old farmland, and pond edges set back from the sea. Shorebirds do not nest there, so there is nothing for an April closure to protect.
The seasonal restrictions cluster on the coast and the great ponds. Every Land Bank property that closes to dogs from April is a beach or a pond shore: Edgartown Great Pond, Tisbury Great Pond, Quansoo, Tashmoo, James Pond, Great Rock Bight. That is nesting habitat, and the rule follows the habitat rather than the calendar.
Chappy Point Beach is the interesting exception. It is coastal and it stays open year round, which tells you something about where the birds actually are on Chappaquiddick: at the far end, on Cape Poge, not by the ferry landing.
Several are working farmland, including Morning Glory Farm, Muskoday Farm, Whippoorwill Farm, and Trade Wind Fields. Immediate control there means something specific: the Land Bank runs a livestock grazing programme, so a dog that will not recall away from sheep does not belong on that list of 25 regardless of what the sign permits.
The useful shortcut. If a Land Bank property is inland, it is probably open all year. If it touches the sea or a great pond, check the month.
More free things
The free printed map. The Land Bank publishes a Conservation Lands Map covering all of its properties plus those of other conservation organisations open to the public. It is regularly updated and free at the Land Bank office and at all six town libraries.
The TrailsMV app. Sheriff's Meadow Foundation produces it free, and it is the official guide to all of the island's public trails rather than one landowner's holdings. Given that three separate organisations set three separate rules here, that matters.
The Cross-Island Hike. The Land Bank's annual XIH runs on National Trails Day in early June, 20.9 miles from Eastville Point to Wasque Point. Thirty-four hikers completed the full route in the most recent edition.
Menemsha Public Beach. Open to all, unlike its two Chilmark neighbours which are resident-only. Worth a call to the town about the dog position, but the access itself is free.
Wasque's upland trails. The Trustees permit leashed dogs on the trails year round, and the property is open daily, 24 hours. Trustees admission applies to non-members at some sites, so check.
Harbour walking in Edgartown, Oak Bluffs, and Vineyard Haven. All three town centres are walkable on foot with a dog on a lead, and cost nothing.
Watching the Chappy Ferry. Free from the Edgartown side, and a genuinely good twenty minutes. It crosses 527 feet, near-continuously, and the webcams run year round if you want to time your crossing.
What is not free
Trustees admission. Non-members pay at several properties, and Long Point has seasonal admission. Long Point also bans dogs year round, so it is not a dog option at any price. See the Trustees properties and the rule at each.
The Chappy Ferry. $5.00 per passenger round trip, $17.00 car and driver, $8.00 bike and rider, effective 1 August 2025. Cash or Island check only, no cards.
Resident-only beaches. Lucy Vincent and Squibnocket in Chilmark, Philbin in Aquinnah, Lambert's Cove in West Tisbury. Sticker required.

Reading a property before you let go of the lead
Immediate control is a permission, not an instruction, and these are conservation properties rather than parks. A few things to check on arrival.
Look for livestock first. The Land Bank runs a grazing programme and several of the 25 are working farms. Fencing, water troughs, or droppings mean stock is somewhere on the property, and that is the one situation where a normally reliable dog becomes unreliable.
Find the boundary. These properties abut private land, roads, and in places each other. Immediate control means your dog does not leave the property, which is harder than it sounds on open farmland with no fence line.
Check the vegetation. The Land Bank asks that dogs not disturb or destroy vegetation, and in nesting season that includes grassland well back from the beach. Keep to worn paths where the ground cover is thick.
Assess the other users. These are shared with walkers, cyclists, equestrians, and in season hunters on some properties. The Land Bank publishes hunting permissions per property alongside the dog policy, and it is worth reading both lines rather than one.
And be honest about your own dog. Twenty-five properties permit off-lead walking on the condition that the dog recalls first time, ignores strangers, and stays out of water and cover when told. That is a genuinely high standard. Using the permission when your dog does not meet it is how permissions get withdrawn.
A free day, start to finish
Morning, Chappaquiddick. Cross on foot for $5, walk Chappy Point Beach off the lead, then Poucha Pond Reservation. Two properties, one fare, no admission.
Midday, Edgartown on a lead. Harbour, streets, and the ferry landing. Buy lunch and eat it outside, which sidesteps the Massachusetts patio problem entirely, explained in the food code rule on restaurant patios.
Afternoon, inland. Waskosim's Rock Reservation or Christiantown Woods, both off-lead, both free, both far from any nesting coast.
Total spend: one ferry fare.
Two rules that apply everywhere free
